- Estimated current value and how that value was determined.
- Current mortgage payoff and any liens that must be cleared.
- Expected sale, refinance, or payoff timeline.
- Whether the property is listed, under contract, leased, or occupied.

Next purchase facts
- Target purchase price or purchase contract.
- Cash on hand and minimum reserves the borrower wants to keep.
- Down payment target, closing-cost estimate, and contingency timing.
- Preferred exit plan if the departure property takes longer to sell.
